On the north side of Central Park, a quarter-mile of road that once carried cars through the middle of the Avenues at Northfield is being turned into space for people on foot. In its March 2026 announcement, Stockdale Capital Partners called the centerpiece of the project a new "central park," with the quotation marks.
Stockdale gave the neighborhood's own name to the green it is building inside its shopping center. That says a lot about what the center is trying to become. The Shops at Northfield opened in 2005 as a 1.1-million-square-foot retail property. Its owner is now spending heavily to make it work more like the neighborhood that grew up around it, with a lawn, a play area, a dining street and a calendar of events.
A Quarter-Mile of Road, Given Back to Walkers
Stockdale bought the center in 2022. In March 2026 it announced the renovation and a new name, Avenues at Northfield. Bastian Peters, Stockdale's managing director of retail, described a pedestrian-only Main Street that meets the 47th and 48th Avenue crossing to create "a vibrant community hub for Central Park and the broader community."
The release lists what goes on that former roadway:
- A public green space on Main Street, with landscaping and play amenities for kids
- A new drop-off and arrival area
- Wider walkways, new furniture and new signs to help people find their way
- A 6,000-square-foot space for people on foot, with a children's play area, more room for dining, and space for concerts, kids' clubs and free wellness and fitness classes
The design team is Cooper Carry as architect, Lifescape Colorado as landscape architect and CSI Construction Company as general contractor. Stockdale said the work was "slated for completion ahead of the 2026 holiday season." When The Denver Post visited in early June, trucks were still moving dirt across the site and a beer garden and event space were under construction. As of mid-October, the center had not announced an opening date for the green or the beer garden. Treat the holiday timing as the owner's target, not a confirmed opening.
Peters explained the thinking to the Post plainly. "As a property owner of a shopping center like the Avenues at Northfield, in order to remain relevant, you really need to provide an experience to the consumer," he said.
The New Anchors Sell Home Goods, Groceries and Fitness
The old anchors were department stores. Macy's closed in early 2025, and JCPenney left in late May 2025. Each replacement is built around everyday life at home, in the kitchen or at the gym, and each has its own timeline.
| Tenant | Address | Replaces | Where it stands in October 2026 |
|---|---|---|---|
| Wayfair | 8298 E. Northfield Blvd. | Macy's | Front Porch says it opens in November; hiring events through Oct. 31 |
| Trader Joe's | 8564 E. Northfield Blvd. | New building next to Old Navy | Listed by the chain as "Coming Soon" on Oct. 12 |
| Life Time | 8568 E. 49th Ave. | JCPenney | Planned for 2027 |
Wayfair will be the company's first store in the Mountain West. It covers 140,000 square feet on two floors, with 19 departments that include furniture, appliances, mattresses, florals and design services. A Front Porch reader asked about the store on October 5. Reporter Linda Kotsaftis replied in the comments that "the store is opening in November," with no exact date yet, and that Wayfair was hiring and training staff. The center's events calendar lists Wayfair hiring events in the store from October 10 to 31. Wayfair's Liza Lefkowski told The Denver Post that Northfield's "transition toward a more pedestrian-oriented district" was part of why the company chose the site.
Trader Joe's fills what Peters described as a long-anticipated grocery gap on the north side of Central Park. The chain's announcements page added "Denver, CO—Coming Soon!" on October 12, 2026, and its Denver locations page shows the Northfield address. Neither page gives an opening day. In June, Stockdale said it expected to finish building the store by the end of the year. Earlier reporting put the store at 12,527 square feet, near East 47th Avenue.
Life Time comes last. Its 103,000-square-foot club will have a resort-style outdoor pool and 12 to 13 pickleball courts, which Life Time says will be its largest pickleball complex in the Denver market. Meghan Akradi, a Life Time senior vice president, told the Post the club is being designed as "a social hub."
A home store, a grocery store and a gym are all places people visit every week. That kind of anchor makes sense for a center trying to become part of the neighborhood's routine.
What Is Already Open on Main Street
Several pieces of the new Northfield are already open, even with construction still underway.
- Bubba's 33, a restaurant chain known for scratch-made food, was promoted by the center for a grand opening on Monday, October 5. On Wednesday, October 28, from 4 to 6 p.m., it hosts a Trunk-or-Treat in the parking lot next to the restaurant.
- 3 Margaritas, which Stockdale describes as a locally owned Mexican restaurant, is now open.
- MINISO opened a 6,487-square-foot store at Main Street and 46th Avenue.
- Pandora is open on Main Street between 46th and 47th Avenues.
- American Eagle opened in January.
These join longtime tenants such as SuperTarget, Bass Pro Shops, Harkins Theatres, Lululemon, Sephora and Nike. Stockdale told the Post the full redevelopment will be finished in phases through 2027.
At Eastbridge, the Empty Spaces Go to Denver Owners
To the south, Eastbridge Town Center already has the plaza Northfield is building. When restaurant spaces open up there, they have been going to Denver restaurant owners opening another location.
Fire on the Mountain opened in September in the former Tag Burger space at 10155 E. 29th Dr. Co-owners Andrea West and Craig "Cheech" Oberlink already run Fire on the Mountain locations in Washington Park and West Highlands. This is their first new opening in seven years, and some longtime employees who live nearby are moving to the new kitchen. The menu centers on wings, with 15 sauces made in house every day. Hours are 11 a.m. to 10 p.m. on weeknights and 11 a.m. to 11 p.m. on weekends. West explained the move to Front Porch:
"It's like those old Denver neighborhoods. This is the newer version of those neighborhoods."
Across the plaza, Robert and Charlene Thai have opened Hida Japanese Skillet & Grill in the former Cholon space. It is their third restaurant in the area, after Misaki and Lemon Grass at Stanley Marketplace. Robert told Front Porch that for three or four years, younger customers at Misaki kept asking for vegetarian and vegan dishes. Misaki answered with one extra menu page. Hida builds much of its menu around those dishes. There is no raw fish at Hida; that stays at Misaki. The menu includes pressed sushi, which is cooked, along with yakisoba, pork loin curry and sizzling steak. Hida is open for lunch and dinner.
Northfield is paying architects and landscape designers to build a walkable public space with dining and programming. Eastbridge was built that way, and its open storefronts are being taken by Denver owners who already know the neighborhood.

The tree on 29th Avenue lights at 6 p.m. on November 20. Stockdale's target for Northfield's new green is the same holiday season.
Trish and Maggie pay close attention to how a place changes when its streets do, from a road turned into a lawn to a plaza that keeps drawing Denver owners. If you would like to talk about what Northfield's next chapter means for the homes around it, Trish & Maggie Team would be glad to hear from you. Let's Connect.
